If you’re under pressure to sell your home or other property quickly in a challenging market, the first thing to do is increase its visibility.
There are all sorts of options in today’s internet-driven world. Your BREA agent will still provide traditional print marketing tools and signage etc. as well as using electronic flyers, websites and social networking sites like Facebook to promote your listing.
Sales by sealed bid for certain properties are becoming popular although not being very successful in the Bahamas.
However, no matter how slick the campaign, your home won’t sell quickly if the price isn’t right.
So to maximise your chance of a fast sale, price the property ten to fifteen per cent below comparable listings. All other things being equal, your home will jump out as having the best value.
Consider the price “range” your home will fall into. For instance, a $399,000 home will appear more attractive than a $410,000 home.
Don’t squeeze out potential buyers by refusing to adjust your price by a few thousand dollars. Often, the first offer is the best offer.
Ask your BREA agent if there are any incentives you can offer, such as kicking in some extra furniture or appliances, even a generator. This is in addition to what is being offered under the regular sale conditions.
If you have a strong need to sell quickly, any or all of these suggestions will help produce results.
